Position Responsibilities:

  • Ability to work independently and to take direction.
  • Willingness to complete tasks whether minor or major.
  • Provide quality service and response in a professional and polite manner.
  • Perform responsibilities with a level of detail orientation that will ensure efficiency and promptness in all areas
  • While working at each property, proactively identify deficiencies and bring these deficiencies to the Property Manager’s or Supervisors attention.
  • Proactively replace light bulbs, exit sign bulbs and stained ceiling stiles as required.
  • Identify and correct HVAC, plumbing and electrical issues.
  • Inspect roofs for debris, leaks, deficiencies and clogged drains.
  • Hands on duties including tenant turnovers, paint and patch, drywall and general carpentry skills. 
  • Inspect vacant spaces and report issues to the Property Manager.
  • Work with and assist vendors in completing outsourced work (fire alarm testing, compressor replacement, sprinkler tests, elevator tests).
  • Travel required throughout the greater Norwell, Hanover, Pembroke, Plymouth area.
  • Must have a reliable transportation

 

Qualifications

  • Minimum of 5 years of experience in commercial property maintenance or a related field, with demonstrated expertise in plumbing, electrical work, HVAC systems, and general repairs.
  • Experience in diagnosing and troubleshooting mechanical and electrical systems with ability to leverage subcontractors and vendors to assist with complicated issues.
  • Clear verbal and written communication skills, with the ability to interact professionally with tenants, colleagues, and contractors. Must be able to wear many hats and be adaptable as needs change during normal course of the workday.
  • Strong collaborative skills, with the ability to work effectively as part of a team and independently when necessary.
  • Strong attention to detail and a commitment to delivering high-quality workmanship and service.
  • In the event of emergency or critical tenant issue, willingness to work flexible hours, including evenings, weekends, and on-call shifts, to respond to emergency maintenance requests and meet business needs.
  • Ability to perform physical tasks, such as lifting heavy objects, climbing ladders, and working in confined spaces, as required by the job.
